Foxlane Homes at Indianapolis is looking for a Land Acquisitions Manager to join our growing team! The Land Acquisition Manager is responsible for the division’s community land acquisition and entitlement activity, as well as identifying, evaluating, and acquiring land opportunities that align with the company’s strategic growth objectives. This role involves market research, relationship building, negotiation, and coordination with internal teams to ensure a seamless land acquisition process. The ideal candidate will have strong analytical skills, deep knowledge of the real estate market, and the ability to negotiate favorable terms that support the company’s home-building goals.

Key Responsibilities:
- Conduct comprehensive market research to identify potential land opportunities.
- Monitor and analyze real estate trends, zoning changes, and land use policies.
- Prepare feasibility studies and financial models to evaluate potential acquisitions.
- Identify land parcels that align with the company’s strategic and financial goals.
- Build and maintain a network of landowners, brokers, developers, and other stakeholders.
- Conduct site visits and assessments to determine suitability for development.
- Negotiate land purchase agreements, ensuring favorable terms for the company.
- Oversee due diligence processes, including environmental assessments, title reviews, and zoning requirements.
- Collaborate with legal, engineering, and planning teams to ensure compliance with all regulatory requirements.
- Address any issues or obstacles that arise during the acquisition process.
- Work closely with internal departments such as finance, design, and construction to align acquisition efforts with project timelines and budgets.
- Develop and present land acquisition strategies and proposals to senior leadership.
- Maintain detailed records of all acquisition activities, contracts, and correspondence.
Qualifications:
- Bachelor’s degree in real estate, business, urban planning, or a related field.
- 5+ years of experience in land acquisition, real estate development, or a related field.
- Strong understanding of zoning laws, land use regulations, and entitlement processes.
- Excellent negotiation, analytical, and problem-solving skills.
- Proven ability to manage multiple projects and deadlines simultaneously.
- Proficiency in financial modeling, mapping software, and Microsoft Office Suite.
- Strong interpersonal and communication skills, with the ability to build relationships across diverse stakeholders.
Preferred Qualifications:
- Experience in residential real estate or home building industry.
- Familiarity with local market conditions and regulatory environments.
- Professional certifications in real estate or urban planning (e.g., AICP, CCIM).
